Occupying an elevated hillside position above Kalamar Bay, Villa Nergis is an impressive six-bedroom residence offering expansive accommodation, extensive outdoor living space and panoramic views across Kalkan and the Mediterranean. Designed with large families, entertaining and extended stays in mind, the villa combines stylish contemporary interiors with an unusually generous pool terrace and several private areas from which to enjoy the sea views and sunsets.
The property forms part of a small residential enclave overlooking the bay and is arranged over three spacious levels. Full-height glazing, cool marble flooring and a refined monochrome interior give the accommodation a bright, contemporary character, while balconies and terraces extend the living space towards the views.
The ground floor is arranged as a substantial open-plan social area, bringing together the main living room, dining space and kitchen. Large glazed doors open directly onto the pool terrace, creating a natural connection between the interior and the villa’s principal outdoor entertaining areas.
The lounge is furnished with two comfortable sofas and includes a wall-mounted television, satellite system, DVD player and Bluetooth speaker. Its open layout allows the space to remain sociable without feeling crowded, while the adjoining dining area comfortably accommodates eight people.
The modern kitchen is finished with granite work surfaces and provides generous preparation and storage space. It is equipped with an oven, hob and extractor, microwave, dishwasher, fridge-freezer with ice maker, toaster and kettle, making it well suited to both everyday family living and larger-scale entertaining.
A separate utility room contains the washing machine and ironing facilities, while an additional shower room provides further convenience on this level.
The first of the villa’s six bedrooms is also positioned on the ground floor. This comfortable double room includes a wall-mounted television, fitted storage, bedside furniture and an armchair, together with private shower facilities and sliding doors opening directly onto a furnished terrace. Its ground-floor position makes it especially convenient for guests who prefer to avoid the upper levels.
Three further bedrooms occupy the first floor. The first is a generously proportioned double room with a dedicated dressing area, vanity table and en-suite shower room. Sliding doors open onto a private balcony overlooking the sea.
The second double bedroom has been carefully positioned so the bed faces directly towards the panoramic outlook. The room includes an en-suite shower room, a separate Jacuzzi bath, fitted wardrobe space and a vanity area, as well as access to a sea-facing balcony.
The third bedroom on this floor is arranged as a twin, with two single beds, a dressing area and its own en-suite shower room. It also benefits from balcony access, allowing the room to enjoy the same elevated outlook as the adjoining accommodation.
The second floor is home to the principal bedroom suite and the villa’s second twin bedroom. The principal suite includes a large double bed, wall-mounted television, dressing area and en-suite shower room. A private double Jacuzzi bath is incorporated into the bedroom, creating a relaxing retreat with uninterrupted views across the bay.
Both upper-floor bedrooms open onto a substantial shared balcony. Furnished with sun loungers and a comfortable seating area, it provides an additional private space from which to enjoy the sea views and evening sunsets.
The adjoining twin bedroom contains two single beds, a dressing area and its own en-suite shower room, making the villa equally adaptable for children, relatives or visiting guests.
In total, Villa Nergis provides four double bedrooms and two twin bedrooms, allowing up to twelve people to be accommodated comfortably. Air conditioning is installed throughout, while the bedroom configuration and multiple balconies give larger households a valuable balance of shared and private space.
The exterior of the property is particularly impressive. A number of steps lead to the principal terrace, where a private infinity swimming pool measuring approximately 12 metres by 4 metres forms the centrepiece of the outdoor accommodation. The pool is fitted with a heating system and incorporates a large adjoining Jacuzzi area.
Eight sun loungers and parasols are arranged around the pool, leaving ample terrace space for circulation and relaxation. The elevated setting allows the infinity edge to merge visually with the sea beyond, while the south-facing outlook provides an exceptional backdrop throughout the day.
A timber pergola shelters an elevated lounge area furnished with two sofas, a coffee table and a chaise longue. This comfortable space is complemented by a poolside bar and a traditional Turkish köşk, creating several distinct areas for relaxing or entertaining away from the main sun terrace.
An outdoor dining area accommodates up to ten people and is paired with a barbecue for al fresco meals. Further recreational facilities include table tennis, a pool table and table football, while a hammock provides a quieter place to enjoy the surroundings.
The scale of the grounds is a defining feature of Villa Nergis. Rather than concentrating all outdoor activity around the swimming pool, the terrace has been arranged into separate areas for dining, socialising, sunbathing and relaxation, allowing the property to accommodate larger groups without feeling overcrowded.
Further practical features include Wi-Fi, satellite television, a safe, hair dryers and dedicated laundry facilities.
Villa Nergis is situated above Kalamar Bay, a popular residential area to the west of central Kalkan known for its sea views, quieter atmosphere and proximity to local beach clubs, restaurants and bars. Shops are available within walking distance, while Kalkan’s historic Old Town, harbour, rooftop restaurants and beaches can be reached in approximately five minutes by car or around 15–20 minutes on foot.
