Booking a villa in Kalkan, answered — payment, deposits, cancellation and your stay.

Booking & payment

How do I book a villa?
Choose your dates on the villa's availability calendar, add any extras, and complete the booking form. Your dates are reserved instantly and you'll receive a confirmation email with your booking reference and payment instructions.
How do I pay?
We'll email you our bank details with your booking confirmation. A 30% deposit secures your dates and the balance is due 8 weeks before arrival. Bookings made within 8 weeks of arrival are payable in full. Card payment is coming soon.
Is there a security deposit?
Most villas ask for a refundable damage deposit, shown on the villa's page and in your booking summary. It's returned in full within a few days of check-out, provided the villa is left as found.
What is your cancellation policy?
Bookings can be cancelled free of charge up to 60 days before check-in. Between 60 and 30 days before check-in, 50% of the booking total is due. Within 30 days the full total is due. We always try to re-let cancelled dates — anything we recover is refunded to you.

Your stay

What are the check-in and check-out times?
Check-in is usually from 4pm and check-out by 10am — each villa's exact times are shown on its page and in your confirmation email. If the changeover allows, we're always happy to be flexible; just ask.
Is the villa cleaned during our stay?
Every stay begins with the villa professionally cleaned, with fresh linen and towels. Longer stays include a mid-stay clean at most villas, and daily cleaning can be arranged as an extra.
Do you provide airport transfers?
Yes — private transfers from Dalaman airport (about 1 hour 45 minutes) or Antalya (about 3 hours) can be added to your booking, or arranged any time before you travel.
Do I need to bring passports or ID?
Yes. Turkish law requires all guests to be registered with the authorities at check-in (kimlik bildirimi), so we'll ask to take passport details for everyone in your party on arrival. It takes two minutes.
Are villas suitable for young children?
Many are — look for cots, high chairs, stair gates and child-safe pool fencing in the villa's features. Infants under two don't count towards a villa's guest limit, and cots can be added to any booking.

Kalkan & getting here

When is the best time to visit Kalkan?
The season runs from April to early November. July and August are hottest and busiest; May, June, September and October are warm, calmer and better value. Winter is quiet and mild, with many restaurants closed but the town at its most local.
Do I need a car in Kalkan?
Not necessarily. Many of our villas are a walk from the harbour and restaurants, and taxis are plentiful. A hire car is worth it if you want to explore Patara, Kaputaş beach, Saklıkent gorge and the Lycian ruins at your own pace — we can arrange delivery to the villa.
