Your booking

Booking a villa on bookkalkan.com reserves your dates instantly. Your booking is with Matt & Co Property, trading as Book Kalkan, and is confirmed by email with a booking reference.

Payment

We will email you our bank details with your booking confirmation. A 30% deposit within 5 days secures your dates; the balance is due 8 weeks before arrival. Bookings made within 8 weeks of arrival are payable in full.

Damage deposit

Most villas ask for a refundable damage deposit, shown on the villa's page and in your booking summary. It is collected separately from the booking total and returned in full within a few days of check-out, provided the villa is left as found.

Cancellation

Bookings can be cancelled free of charge up to 60 days before check-in. Between 60 and 30 days before check-in, 50% of the booking total is due. Within 30 days of check-in the full booking total is due. We always try to re-let cancelled dates — anything we recover is refunded to you.

Your stay

Check-in and check-out times, occupancy limits and house rules (pets, smoking, parties) are shown on each villa's page and form part of these terms. The number of guests must not exceed the villa's stated capacity; infants under two are not counted.

Turkish law requires all guests to be registered with the authorities at check-in (kimlik bildirimi) — please have passports available for everyone in your party on arrival.
